Important: This calculator is a hypothetical illustration for educational purposes only. It is not tax, legal, or investment advice and does not predict or project the performance of any investment. Results are estimates based on the information you enter, 2026 federal tax brackets, and simplifying assumptions: the property was held more than one year, your state taxes the full gain at the rate shown (pre-filled with an estimate of each state's top rate on long-term real estate gains, which you can change), and no alternative minimum tax, passive loss carryforwards, installment treatment, or local taxes apply. Your actual tax liability will differ. Consult your CPA or tax attorney before making any decision.

A 1031 exchange defers taxes; it does not eliminate them. Deferred gain carries into the replacement property and may be taxed when that property is later sold without another exchange. Exchanges must meet IRS requirements, including the 45-day identification and 180-day closing deadlines and the use of a qualified intermediary. The exchange column assumes you reinvest all net proceeds (less any cash you take out) and replace your debt with equal or greater debt.

The hypothetical cash flow rate is an assumption you choose and is applied equally to both paths to show the effect of having more equity invested. It is not a rate offered or implied by any DST or other investment. Real estate and DST investments involve risk, including illiquidity and possible loss of principal; distributions are not guaranteed.
